Armadale house put on market for under $400k, but strewn with litter and in desperate need of renovation

A house listed in Armadale for offers from $399,000 may be one of the cheapest in the country, but it came with a warning: enter at your own risk.

As a hilarious sales advert by real estate agent Mark Grogan explains, not even rats live in this neglected house, because they, apparently, have standards.

But in a sign of the hot housing market, 39 hopefuls made an offer on the home, which ended up selling for a price “well over the mid-$400,000s.”

While the home has three bedrooms, two living areas and one bathroom, it was also listed as having 10 door frames, three doors and a roof — albeit one with structural damage.

“So, get (the roof) done, and you’re back at square one,” said the advert. “Well, if square one is floors, walls and roof. There’s a lot of rubbish to get rid of still within that square, but you’ll have the basics.

“The rubbish is real, that’s not virtual staging, it’s real genuine trash. It’s strewn from here to there and who knows what else is hiding in the long grass out the back.

“(A) bobcat and a tipper probably.”

The property sits on a 739sqm block with subdivision potential.

But Mr Grogan said while the place was not habitable in its current state, it could be revived with a refurbishment.

He estimated someone with the right skills could fix it up for as little as $40,000, while someone outsourcing the renovation may have to fork out about $150,000.

Either way, there are good profits to be realised from a renovation, with other three-bedroom homes in the area selling for prices in the mid to high $600,000s.

It follows a massive 185 per cent increase in house prices in Armadale since 2020.

In response to a question over whether it was tenanted, Mr Grogan had the following response:

“Under the residential tenancies act rodents are not required to sign a formal lease and can be evicted without notice.

“There are no humans occupying the property.

“I actually haven’t seen any rats. Apparently they have standards.”
