“The home has been custom designed and executed to the most exacting standards, perfectly suited to this wonderful family-friendly community.”

Mr Rosa said the clients wanted a one-of-a-kind home that reflected their aspirations and lifestyle.

“We had a finely tuned personalised building experience incorporating functionality, aesthetics and lifestyle,” he said.

“It was a collaborative approach from our first meeting and beyond, ensuring we were there to work with the client to achieve their dream home and bring their bespoke design to life.”

Utilising colour, styling and consistent tones in the flooring to create a layout that flows from one room to another, the home has a relaxing atmosphere, according to Mr Rosa.

“We wanted to establish a harmonious flow through each space without sacrificing each room’s individual identity,” he said.

“The cohesiveness of the home brings a sense of peace, and this was important because it established the ambience of the entire house.”

Another way this was achieved was through the subtle use of texture throughout, embracing visual texture in the cabinetry selections and the gloss paint on the doors, and tactile texture in finishes such as the wall tiles in the ensuite.

“Texture is an important part of how this home and each of the rooms feel,” Mr Rosa said.

“The home is warm, luxurious and glamorous, and the textures used have influenced this feeling.

“We have used both visual and tactile textures throughout the selections and the furnishing.”

Mr Rosa said the kitchen consisted of three parts and was designed to replicate the movement and functionality of a designer kitchen.

“The space boasts a providore-style pantry, fully functional working kitchen with integrated high-specification appliances and an interconnecting wing with everyday utility compartments that seamlessly wrap around adjacent walls,” he said.

A specific client brief was to maximise every bit of cabinetry, Mr Rosa said.

“All drawers and shelves were required to be the maximum possible depth and height,” he said. “With that came a detailed location for utility drawers and the latest kitchen appliances.

“This brief created a harmonious and very functional arrangement. Visual appeal and innovation were a must, with due consideration for functionality.

“Special design and detailing was required to conceal the return air-conditioning, dumbwaiter door and kitchen utilities.”

The open-plan living area was another standout, Mr Rosa said, acting as the central meeting point for the family and a place to entertain guests.

“The voluminous high doors and ceilings create interest and a sense of grandeur,” he said. “While the seamless indoor/outdoor integration from the living area to the alfresco via a wall of stacking glass doors offers an amazing space to have family and friends over and entertain.

“During the winter months the automated Luxaflex blinds can be kept down, with the three automated Thermofilm heatstrips activated to warm the area.

“During the summer months, the blinds can be put up, with the skylights opened or closed to allow full air movement. Alternatively, the fully automated Vergola can also be opened to allow extra light and a gentle breeze as needed.”

A standout feature of the outdoor area, Mr Rosa said a Vesuvio pizza oven had become the centrepiece from an entertaining standpoint.

“The striking handmade and world-famous oven from California can be used all year round,” he said. “The 1.3-tonne oven was placed on a custom steel frame prior to the concrete slab or the surrounding pool being constructed; everything was then built around this item.”

Back indoors, the home has all the technological marvels of a sci-fi movie, with a Savant home automation system the star of the show.

“Touch pads are seamlessly integrated into masonry walls, using a bespoke rebated boxing system,” Ms Rosa said.

“This automation system is exciting, with the possibility of our clients talking to the home and the home responding by putting the coffee machine on in the morning while they’re still in bed, closing the curtains, starting a movie or turning on the security, even when they’re not at home.”

The home is open via appointment only.
